South Nagpur’s Besa-Pipla Boils Over: Crore-Home Buyers Left Stranded in Dust and Potholes

Nagpur: Public frustration has finally spilled over onto the streets of Besa-Pipla, one of South Nagpur’s fastest-developing residential zones. On Sunday, residents staged protests at two locations, demanding accountability for the long-delayed cement road project between Besa T-Point and Pipla T-Point a stretch of barely two kilometers that has been under construction for several months.

What was once a quiet suburban patch has now turned into a major real estate hotspot, with multiple large-scale township and apartment projects selling flats between ₹50 lakh and ₹75 lakh, and some luxury homes even crossing ₹1 crore. Buyers who invested here expecting a well-planned, modern neighborhood are now questioning what they actually paid for broken roads, poor drainage, waterlogging, and neglected civic amenities.

The existing tar road in Pipla has deteriorated badly under heavy traffic and rainfall. Ongoing construction, coupled with the movement of loaded trucks, has turned the stretch into a dangerous route. The issue came to a head after a senior citizen lost his life in a road accident last week. Enraged residents gathered near Pyramid City where the deceased lived and Laxmi Mart, raising slogans against the administration and demanding immediate action.

Locals allege that the Public Works Department (PWD) has virtually abandoned the project due to lack of funds. Contractors haven’t been paid on time, slowing work to a crawl. The state government’s ongoing financial crisis has only added to the delays.

To make matters worse, electric poles still stand along the new cement road, posing a serious hazard for vehicles. During monsoons, large portions of the area become waterlogged, further damaging the road and inconveniencing thousands of residents.

Citizens now say the situation reflects poor urban planning and misplaced priorities. “People are paying crores for homes in what is being promoted as ‘New Nagpur,’ but basic amenities like roads, drainage, and safety are missing,” said one frustrated resident.

The growing discontent has taken a political turn as well, with many residents threatening to boycott the upcoming Besa Nagar Panchayat elections. They accuse the authorities of making lofty promises before the Assembly polls and then abandoning the area once votes were secured.

In response to the public outrage, Executive Engineer Sandeep Shende from PWD assured that the cement road work will be completed within four months. But after months of unfulfilled assurances, residents say their trust in official promises has worn thin.

Besa-Pipla, once touted as the next big investment corridor of South Nagpur, is now becoming a cautionary tale a reminder that rapid real estate growth means little when infrastructure can’t keep pace.

Besa-Pipla is under the jurisdiction of Nagpur Rural Tehsil and the Beltarodi Besa-Pipla Nagar Panchayat, and it is frequently associated with South Nagpur due to its location. While it is a separate administrative entity, it is considered part of the broader South Nagpur area, and many residents are registered as voters in South city constituencies.
