Nagpur: The ambitious ‘New Nagpur’ project, considered a dream initiative of Maharashtra Chief Minister Devendra Fadnavis, has officially entered the land acquisition phase, with the Nagpur Metropolitan Region Development Authority (NMRDA) completing its first land registration and compensation process on Wednesday.
The development marks a major milestone for the mega urban expansion project, as administrative activity surrounding the proposed ‘New Nagpur’ city has now gained significant momentum.
Under the project, NMRDA completed the first land acquisition deal in Godhani (Rithi) village of Hingna Tehsil, where 1.01 hectares of land was acquired through the authority’s “direct purchase” policy. Officials said this is the first successful land registration completed for the large-scale township project.
The land owner, farmer Sawan Bhatwera from Godhani (Rithi), formally handed over his land for the project during the registration process conducted at the registration office near Sadar Planning Building in Nagpur.
The registration was completed in the presence of NMRDA Commissioner Sanjay Meena, Joint Commissioner Sachin Dhole and Deputy Collector Priyadarshini Borkar.
According to officials, the Government has fixed compensation at Rs 1.84 crore per acre for land being acquired under the ‘New Nagpur’ project. Based on this rate, the farmer is set to receive approximately Rs 4.60 crore as compensation for the acquired land. Sources said the amount would be transferred directly to his bank account.
NMRDA officials stated that the authority has now accelerated technical procedures and documentation work for the next phases of the project.
The authority is aiming to acquire a total of 692 hectares, nearly 1,700 acres, for the development of the proposed ‘New Nagpur’ township. Officials described Wednesday’s registration as the “first major breakthrough” in achieving the target.
In a bid to encourage voluntary participation, NMRDA has introduced a “First Come, First Serve” policy for landowners. Authorities said landowners who voluntarily complete the registration process early will receive additional benefits and priority treatment.
Officials revealed that NMRDA has secured a loan of Rs 3,000 crore for the land acquisition process and is therefore pushing for faster execution of agreements with farmers and landowners.
Under the policy, farmers who cooperate early will not only receive the fixed compensation amount but will also be eligible for an additional benefit of a developed plot measuring 1,500 square feet per acre of acquired land.
However, authorities warned that landowners delaying the process may receive only the legally mandated four-times compensation under standard acquisition provisions and may not be entitled to the developed plot benefit.
Speaking after the registration, farmer Sawan Bhatwera expressed satisfaction over the compensation package and extended support to the project.
“My land has been acquired for the ‘New Nagpur’ project. The compensation I received is very satisfactory. This project is extremely important for the development of Nagpur. I extend my best wishes for its success,” he said.
The ‘New Nagpur’ project is being seen as one of the most significant urban expansion and infrastructure development plans in the region, with the Government aiming to create a modern, planned urban hub to support Nagpur’s future growth and industrial expansion.
