Builder Sagar Ratan arrested in Rs 25 cr land grab case

Nagpur: While the slowdown in real estate market has put the business on crawling mode, there has been another trend of land grab that is robbing the customers of their trust towards the builders. In similar such incident, the proprietor of Lakshmiratan Builders, Sagar Ratan, and his accomplice Vikas Jaini, secretary of Milind Society, were arrested by the Special Investigation Team (SIT) of crime branch late on Tuesday night. They have been accused of grabbing 4 acre land worth Rs 25 crore at Besa by forging documents. After Gwalbanshi, the highest number of land fraud offences are against Lakshmiratan Builders, said cops.

Shyamlal Ghate and his two sisters owned 9 acre land at Besa, which they sold to Crown Cooperative Society in 1986. The society laid out 176 plots on the land. However, the sale deed papers were completed for only 2 acre land. Meanwhile, some 100 societies, including Crown Society, were put on the blacklist. Hence, society members could not complete the sale deeds for the remaining 7 acre land, said cops.

To overcome the hurdles, Narayan Pahune, chairman of Crown Society entered into an agreement with Shalikram Dhore, secretary of Milind Society, which clearly mentioned that the sale deed of remaining 7 acre would be done in the name of Milind Society members.

Cops added that Crown Society was removed from the blacklist in 1988. Dhore resigned from his post in 2002 and Sandeep Jaini became the chairman with Vikas Jaini elected as secretary. Vikas fraudulently grabbed 4 acre land using his position.

Cops said Vikas made his relatives, including a woman, members of the society against the norms, and cancelled the membership of original members. Later, Vikas sold the land to Lakshmiratan Builders for Rs3.57 crore on March 31, 2017.

The 70 original purchasers of plots approached Hudkeshwar police station, who transferred case to SIT. Ratan and Vikas were arrested and sent to PCR till August 26. Sandeep is still at large.

DCP (crime) Sambhaji Kadam told a newspaper, “Vikas’s relatives would also face similar charges and will soon be put behind bars.” He added many other top builders are under the scanner.
