Nagpur: The Beltarodi Police have registered a case against three persons for allegedly cheating a Nagpur-based real estate firm of over Rs 1.61 crore by selling non-saleable land in a fraudulent property deal.
The complainant, Motilal Jiyalal Chaudhary (46), a resident of Shop No. 112, Fortune Empire Apartments, Rajeshwar Park, Manish Nagar, Nagpur, is a partner in a real estate firm named Alliance Realty, along with partners Motiram Patle and Shrihari Chaudhary.
According to the police, the complainant came in contact with the accused through a property dealer named Gaurishankar Etankar. The accused were identified as 1) Ramnath Krishna Mohan Korpati (54), 2) Madhukar Korpati (57), and 3) Srinivas Korpati (53), all residents of Bhendala, Post-Tarsa, Tehsil Mouda, District Nagpur.
The accused had allegedly offered to sell land situated at Mouza Varoda, Nagpur Rural, bearing Khasra No. 42/1, Ph.No. 41 Bheg Varg 1, Khata No. 820, admeasuring 4.08 hectares, claiming ownership of the same. Between August 20, 2021, and August 17, 2023, the accused finalized a deal with the complainant for Rs 13,44,65,660 and received a token amount of Rs 1.71 crore from him in installments.
However, when the complainant later asked the accused to execute the sale deed, they kept delaying the process on various pretexts. Upon verification of land records (7/12 extract), Chaudhary discovered that the said land was classified as zudpi jungle (non-saleable).
Police said the accused, despite being aware that the land could not legally be sold, conspired together to deceive the complainant and collected Rs 1.71 crore as token money. Later, they refunded only Rs 10 lakh, thereby cheating him of Rs 1.61 crore.
Based on Chaudhary’s complaint filed on October 20, 2025, Woman ASI Snehlata Jaybhay registered an offence under Sections 420 and 34 of the Indian Penal Code at the Beltarodi Police Station.
Further investigation is underway.
