Nagpur: Mauli Infra has announced Grand 150 – Sansara, a proposed 150-acre township aimed at offering modern residential living, landscaped open spaces and lifestyle amenities in Nagpur’s expanding real estate market. The project is planned to feature spacious plots, contemporary architecture, a clubhouse and recreational facilities, including a cricket ground.
The project was announced by Mauli Infra directors Pravin Rahate, Ashwin Wairagade and Rishabh Jain, who outlined the township’s vision, development phases and proposed amenities.
Built around the concept “Eight Worlds, One Complete Life,” Sansara aims to bring together eight distinct landscape themes and lifestyle experiences within an integrated residential development. The company expects the project to attract homebuyers seeking spacious plots and premium amenities.
Township to Be Developed in Three Phases
Mauli Infra director Pravin Rahate said the Sansara township would be developed in three phases. According to the company, 350 plots have been introduced in the first phase, with prices ranging from ₹2,300 to ₹2,500 per square foot.
The company is planning to launch the second phase in December. Further details regarding the development schedule and delivery of amenities have not been specified.
Infrastructure Growth Expected to Support Development
Director Ashwin Wairagade highlighted the potential impact of regional infrastructure development on the project’s location. Connectivity through the Samruddhi Mahamarg, improvements along Wardha Road and metro infrastructure were cited as factors that could support growth in the surrounding area.
The company also projected that property values could increase twofold to fourfold over the next three to four years. However, this remains the developer’s estimate, and actual appreciation will depend on market conditions, infrastructure development, demand and project execution. No guaranteed returns have been established.
Cricket Ground and Proposed Golf Course
Director Rishabh Jain outlined the township’s focus on combining residential development with recreational and sports facilities.
A cricket ground is among the amenities planned for the township. The company has also announced plans for a golf course spread across approximately 250 acres in Nagpur.
It remains unclear whether the proposed golf course will form part of the Sansara township or be developed as a separate project. Further clarification on its location, approvals and implementation timeline is awaited.
Project Planned in Hingna Taluka
The proposed township is located at Mouza Kanholi (J), in Hingna taluka, covering Khasra Nos. 46 and 47, according to the information shared by the company.
The development is being positioned to cater to the demand for modern residential layouts as Nagpur’s urban footprint expands and connectivity improves across emerging growth corridors.
