CM Fadnavis Breaks Ground for ₹2,000-Cr XSIO–Blackstone Industrial Park in Nagpur

Nagpur: Maharashtra Chief Minister Devendra Fadnavis on Saturday laid the foundation stone for XSIO Industrial & Logistics Parks’ upcoming next-generation logistics and industrial hub, Park ONE-NORTH, at Wadhgaon along the Samruddhi Mahamarg. The project, developed in partnership with global investment firm Blackstone, represents a ₹2,000 crore FDI-backed investment and is expected to generate more than 10,000 direct and indirect jobs, further strengthening Nagpur’s position as the “Logistics Capital of India.”

The ground-breaking marks a major milestone under the ₹5,127 crore Memorandum of Understanding signed between XSIO and the Government of Maharashtra in May 2025. Park ONE-NORTH, spread across 105 acres, is one of four advanced, sustainable and digitally enabled Grade-A parks that XSIO is developing across the state under this commitment.

Speaking at the ceremony, Chief Minister Fadnavis said projects such as Park ONE-NORTH reflect Maharashtra’s resolve to build world-class infrastructure across emerging cities. He noted that such investments promote inclusive growth, expand employment opportunities and reinforce Maharashtra’s status as a preferred destination for global investors.

Envisioned as a net-zero-ready, ESG-compliant and AI-enabled industrial ecosystem, Park ONE-NORTH will incorporate IGBC Platinum and EDGE Advanced sustainability benchmarks, digital-twin systems, AI-driven building management, solar power integration, intelligent utility networks, zero-liquid-discharge water treatment and FM-approved fire and safety infrastructure. XSIO stated that the transition from MoU signing to ground-breaking within six months highlights both its execution capability and the state’s pro-investment environment.

The company noted that the new development builds on the success of XSIO Park One, an 85-acre Grade-A industrial park in Nagpur that already holds IGBC Platinum and EDGE Advanced certification.

Ashish Agrawal, Managing Director of XSIO Industrial & Logistics Parks, said the foundation ceremony reflects the speed and ambition of XSIO’s expansion. He added that converting global capital into infrastructure, employment and long-term regional growth has been possible through close coordination between XSIO, Blackstone and the state government.

According to the company, XSIO is currently developing eight industrial parks across Nagpur, Pune, Mumbai and Indore, backed by FDI investment in Maharashtra and Madhya Pradesh. Under the Maharashtra MoU alone, the company’s projects are expected to support more than 27,500 direct and indirect jobs. XSIO’s assets are built to global compliance standards and hold Great Place To Work certification for 2025–26.

Nagpur’s strategic central location — with direct links to Mumbai, Delhi, Kolkata and Chennai through the Samruddhi Mahamarg Expressway, the Nagpur-Amravati NH-53 and major multimodal freight corridors — provides a strong logistical advantage, enabling faster turnaround times and reduced operational costs.

Those present at the ceremony included Minister of State Ashish Jaiswal; MLAs Sameer Meghe and Ashish Deshmukh; Industries Secretary Dr. P. Anbalagan, IAS; Environment and Climate Change Secretary Jayashree S. Bhoj, IAS; MIDC Chief Executive Officer P. Velrasu, IAS; and NMRDA Commissioner Sanjay Meena, IAS.
