HoABL’s ‘Nagpur Marina’ Ad Sparks Uproar-South Nagpur Claim Exposed, RERA Status Under Fire

Nagpur: A barrage of high-gloss advertisements by The House of Abhinandan Lodha (HoABL) for its upcoming “Nagpur Marina” plotted development has triggered unease among potential buyers. Ground checks and online verification reveal major inconsistencies in the project’s stated location, RERA registration, and even its claimed architectural associations.

HoABL’s campaign describes Nagpur Marina as a “78-acre waterfront address” near Samruddhi Circle, branding it as a “South Nagpur opportunity.” The company’s marketing blitz includes full-page ads and aerial paramotor promotions over Futala Lake.

However, an investigation by Nagpur Today traced the actual project site to Hingna tehsil — located in Nagpur’s western region, not the southern corridor repeatedly mentioned in the campaign. No visible development was found on-site during inspection. This location mismatch has left many prospective buyers questioning the credibility of the promotional claims and future connectivity value.

RERA Red Flags: One Number, Many Pages, No Clarity

Multiple HoABL and affiliate websites display the same MahaRERA registration numberP51700100388 — for Nagpur Marina. Yet across different pages, the project’s status alternates between “registered,” “coming soon,” and “pending approval.”

The same RERA number also appears linked to HoABL projects in other cities, suggesting possible duplication or misuse by marketing partners. This lack of uniformity makes it nearly impossible for consumers to confirm the project’s legal standing through a single verified source.

Company Response: “Refundable Bookings Don’t Need RERA”

When contacted, Kuldeep Burman, Area Sales Manager for Nagpur Marina, stated that the MahaRERA number is still pending approval. He claimed the current campaign is limited to refundable plot bookings, not final sales. According to him, since the booking amount (₹99,000) is fully refundable, it doesn’t require prior RERA registration.

Despite this clarification, numerous listings across property portals still present the project as “RERA-registered,” quoting the same number. Burman insisted HoABL itself has not used any RERA number in its official ads and that “channel partners might have added it independently.”

Legal View: Expert Calls It “An Illegal Transaction”

A senior real estate consultant familiar with MahaRERA regulations told Nagpur Today that any form of monetary transaction or booking offer without a valid RERA registration is illegal. Even refundable pre-bookings, he said, fall under the purview of RERA since they involve a financial exchange linked to a real estate project.

Architect Controversy: “New York-Based Designers” — But Who?

Adding to the confusion, HoABL’s advertisements prominently mention “New York-based architects” as design collaborators for Nagpur Marina.
In the absence of clear documentation and amid questions about the project’s legality and location, buyers have begun demanding proof of these international partnerships. So far, no official disclosure or confirmation has been made public by HoABL.

Why It Matters: Location and Legality Define Value

A South Nagpur location carries different real estate implications from Hingna, which has separate jurisdiction, infrastructure, and appreciation potential.
Similarly, a verified RERA registration ensures transparency on layouts, timelines, and refund policies. If a project claims a RERA number, it must correspond exactly to an entry on the official MahaRERA portal. Buyers are advised to confirm details directly on the regulator’s site before paying even a refundable token.

Responsibility of Developers and Partners

Given the magnitude of HoABL’s campaign — from full-page national ads to aerial promotions — discrepancies between advertising claims and ground reality raise serious questions.
The developer and its marketing partners bear responsibility for ensuring truthful public messaging. Rectifying misstatements, disclosing the correct site coordinates, and publishing valid RERA documentation would go a long way toward restoring public confidence.

What began as a sleek luxury marketing push has spiraled into a case of conflicting claims and questionable transparency.

The House of Abhinandan Lodha and its affiliates must issue an official clarification — including exact site location, verified RERA registration documents, and authentic architect details.

Until then, prospective buyers should consider all ongoing promotions as purely indicative and independently verify every legal and geographic detail before committing funds.
